§ 50-150. Examples of transferring development credits.
(a)
Total size of a site zoned R-1 (one lot/three acres) shall be 73 acres.
Farm pond (open water) 2 acres 0 Swamp 1 acre 0 100-year floodplain 6 acres (×1/3×50%) 1.0 Steep (over 24%) slopes 4 acres (×1/3×50%) 0.7 Without constraints 60 acres (×1/3) 20.0 Total = 22.0 The maximum number of lots that may be clustered, with actual building sites located only upon the 60 acres that are without constraints, is 22, 21, or 20 lots of less than three acres and one or two over-sized parcels that include the entire remaining balance of acreage.
(b)
Total size of site zoned F-1 (one lot/five acres) shall be 73 acres.
All-weather stream (open water) 2 acres 0 Floodway 1 acre 0 100-year floodplain 3 acres (×1/5×50%) 0.3 Steep (over 24%) slopes 7 acres (×1/5×50%) 0.7 Scenic open space 20 acres (×1/5) 4.0 Without constraints 40 acres (×1/5) 8.0 Total = 13.0 The maximum number of lots that may be clustered, with actual building sites located only upon the 40 acres that are without constraints, is 13, 12, or 11 lots of three acres or less and one or two oversized parcels that include the entire remaining balance of acreage.
